Construction & Remodeling in Manteca
Four generations of houses sit inside one city limit here, from ag-town bungalows to subdivisions still under warranty. ADC Construction reads which one you own before quoting a thing.
Four Housing Generations, One City
Manteca grew in waves, and you can drive them in ten minutes. The old grid near Yosemite Avenue holds pre-war bungalows and post-war ranches on deep lots. Rings of 1970s and 80s tract housing sit outside that. Then come the late-90s and 2000s subdivisions. A remodel plan that ignores which wave your house belongs to gets expensive mid-job.
The 1970s stock is where most of our work lands. Those houses have the layout problem of their decade: a closed kitchen, a formal dining room nobody uses and a family room walled off from both. Opening them up means we verify the framing overhead before anyone talks about islands. Some walls come out easily. Some need a beam and a real load path down to footings.
The 2000s houses are a cleaner story. Modern wiring, straightforward access and a footprint that mostly works, so kitchen remodeling here is about cabinets, counters, lighting and finish rather than structure.
Bathrooms move the same way, and Manteca owners often pair a bathroom rebuild with flooring and paint. Tub-to-shower conversions in primary baths are a constant request.
Roofs are the other steady conversation. Original composition on a 1998 or 2003 house is at or past its rated life now, and Valley summers are hard on it. We assess honestly. If you have good years left, you get maintenance, not a replacement pitch.
Then there is the growth itself. Manteca has turned into a family destination, with the Great Wolf resort, the Big League Dreams complex and steady commercial construction along the 120 corridor. That growth means the trades in this town are busy, so booking ahead matters.
Outdoors, backyards on the newer lots are usually builder dirt with a fence. Covered patios, pergolas and decks are what turn those into usable space through a Valley summer.
From our Lodi shop, Manteca is a straight run down 99, roughly twenty-five minutes. Close enough that Adam walks every job himself before a written scope goes out.
We Find Out What Is Actually Behind the Wall
Manteca sits at the junction of 99 and 120, which means it grew fast in several directions, under several building codes. Two houses six blocks apart can be built nothing alike. That is why our first visit here is an inspection, not a sales call.
Adam checks the attic, the panel, the crawl space or slab, and the actual framing above any wall you want gone. Older ag-town houses near the core sometimes carry knob-and-tube remnants, undersized service or foundation work. Seventies houses hide aluminum branch wiring and load-bearing surprises. Newer houses hide almost nothing.
What you get back is a written, itemized scope: what the job needs, what it would cost, what is optional and what can wait a year without hurting anything. No bundled lump sum that hides the decisions.
Once work starts, dust barriers go up on day one, the schedule is posted, and you get photos and a few plain sentences each day. San Joaquin County and City of Manteca permits and inspections are ours to run. The point is simple: fewer surprises.

Manteca Owners Ask
Can you open up the kitchen in a 1970s Manteca house?
Usually yes, and it is one of our most common jobs here. The answer depends on what the wall carries, so we check the framing above it before quoting. If a beam is needed you will see it as its own line, not buried in a lump sum.
How long does a kitchen remodel take on a newer subdivision home?
Roughly three to five weeks on site once cabinets land. These houses have modern wiring and easy access, so the schedule holds. Cabinet lead time is the long pole, which is why we order the day the layout is signed.
My roof is original from 2001. Is it done?
Probably close. Builder-grade composition from that era was rated around twenty-five years and Valley sun does not extend it. We inspect, photograph and tell you honestly whether you are replacing now or maintaining another few seasons.
Do you work on the older homes near downtown Manteca?
We do. The pre-war and post-war houses near the old grid get our verify-first approach: check framing, wiring and foundation, keep what gives the house character, modernize everything behind the walls.
Who handles permits, the city or the county?
It depends on where the property sits, and we run both. City of Manteca inside the limits, San Joaquin County beyond them, including plans, permit and every inspection.
Can you build a covered patio that handles Valley summers?
Yes, and it should be engineered rather than assembled. Proper footings, real spans and connections that hold. Built right, a covered patio makes a Manteca backyard usable from June through September instead of empty.
Do you serve Lathrop and Ripon too?
Both, along with the Stockton edge and the rural parcels between them. Manteca sits in the middle of our regular route, so neighboring towns batch into the same crew days.
Can we do kitchen, flooring and paint as one project?
That is the efficient way to do it: one mobilization, one dust event, one schedule and an itemized line for each piece so you can see what each part costs and decide what stays in.
How far out are you booking?
Manteca has been building steadily and the trades here are busy, so plan ahead rather than assuming next month. Call early, get the walk-through and scope done, and we will find the right slot together.
Do you build ADUs in Manteca?
We do, from detached units to garage conversions. California rules have opened this up considerably, and we handle design coordination, permitting and the full build. It is a real option for families housing a parent or an adult kid.
What does the first visit cost?
Nothing. Adam walks the property, looks at what is actually there, listens to what you want and follows with a written itemized quote, usually within a few days. Call (209) 200-5302.
