Sacramento’s housing stock spans many eras, from older craftsman + farmhouse-era homes in the historic core, to mid-century ranch tract homes in established neighborhoods, to brand-new subdivision builds on the outskirts. Every era brings its own kitchen-remodel considerations: older homes need plumbing and electrical brought up to code as part of any layout change, mid-century homes need careful planning around load-bearing walls if you want an open concept, and newer builds usually have generic builder-grade finishes that homeowners want to upgrade.

Sacramento’s older neighborhoods, the Craftsman bungalows in East Sac, the Tudors and Colonial Revivals around Land Park and Curtis Park, are some of our favorite kitchens to work in and some of the trickiest. These homes were built when the kitchen was a service room tucked at the back of the house, separated from the dining room by a swinging door, often with a walk-through butler’s pantry. Homeowners today want that footprint opened up and reworked, and the surprises live in the walls. We frequently find old knob-and-tube wiring, galvanized supply lines that have corroded down to a trickle, and lath-and-plaster that has to come down carefully. During the walkthrough Adam tells you which of those things are in play so the budget reflects the real house, not a best-case guess.

The trade-off in these homes is character versus code, and we try to protect both. If you’ve got original hardwood floors, a coved ceiling, or a plaster archway you love, we work around them and blend the new work in rather than gutting the whole room. But anything we touch has to meet current code, so the electrical gets rewired to modern circuits, the plumbing gets updated to copper or PEX, and any wall we open gets insulated and made square. All of it is permitted through the City of Sacramento and inspected, which matters in a market where buyers and appraisers look hard at whether the work was done with paper behind it.

Sacramento’s summer is the other planning factor. Triple-digit afternoons are normal from June through September, so we schedule demo and framing to avoid leaving the house exposed during a heat wave, and we lean on the Delta breeze in the evenings to keep the crew moving. On finishes, we favor quartz counters that don’t need constant resealing and hold up to hot cookware, and we make sure the range hood is ducted to the outside so you’re actually pulling heat and grease out of the house instead of recirculating it. Layered lighting, undercabinet strips, a dimmable pendant or two over the island, is what turns a functional Sacramento kitchen into one people want to hang around in.
