Industrial roofs are large, mostly low-slope, and are usually metal (standing-seam or R-panel) or single-ply over wide-span structures, with long runs, big drainage areas, and dozens of penetrations and rooftop units. The failure modes are scale problems: panel-seam and fastener fatigue across thousands of square feet, ponding from undersized or clogged drainage, and flashing at every curb and penetration.
