Construction & Remodeling in Folsom

Folsom runs from 1890s buildings near Sutter Street to brand-new homes going in south of Highway 50. ADC Construction remodels kitchens and baths, replaces roofs and builds decks across all of it, licensed General B and veteran-owned.

From the Historic District to Folsom Ranch

Folsom has three distinct generations of housing. The old town around Sutter Street with buildings over a century old, the big wave of production homes in Empire Ranch, Broadstone and American River Canyon from the 1990s and 2000s, and now Folsom Ranch rising south of 50. We work in all three, and each one asks for something different.

In the 90s-era neighborhoods, the work is classic mid-life remodeling: builder kitchens due for a rebuild, master baths with garden tubs nobody uses, and 25-year comp roofs at the end of their run. Our Folsom kitchen remodeling and bathroom remodeling pages cover those jobs in detail.

Folsom’s outdoor season is long and hot, which is why decks, patio covers and pergolas are a bigger share of our work here than almost anywhere else we build. A west-facing backyard without shade is unusable from June to September; a properly built cover changes how you live in the house.

Around the Historic District, we are careful builders. Older structures need a contractor who respects what is there, measures twice and keeps the city in the loop. Adam walks these jobs personally before we commit to anything.

ADC is a licensed California General B contractor, US Army veteran-owned, operating from Lodi. Folsom is at the practical edge of our radius, and we cover it because the work is worth the drive and clients there value a contractor who shows up when he says he will.

Folsom Ranch adds a different kind of client: owners of nearly new homes who want the builder’s blank canvas finished properly. Landscape structures, garage buildouts, media walls and the storage most production builders skip. Smaller projects, done clean, that often grow into the bigger remodel relationship later.

Every Folsom project starts with a walk-through and a written itemized scope. You will know what it costs, what it includes and how long it takes before you commit a dollar.

Outdoor Living

Why Folsom Backyards Are Half Our Work Here

Folsom summers regularly clear 100 degrees, and the neighborhoods built in the 90s and 2000s came with bare concrete patios facing west. That combination is why so much of our Folsom work happens behind the house: shade structures, rebuilt decks and full backyard living areas.

A pergola or solid-roof patio cover has to be engineered honestly here. Spans, footings and attachment points all get sized and permitted, because a shade structure that sags after two summers is money wasted. We build ours from the footings up, permitted through the City of Folsom, with hardware rated for the load.

Decks near the American River canyon get the same treatment. Elevated decks on sloped lots need real structural design, and we would rather lose a bid than under-build one. When we hand you the final invoice, the framing under your feet is something we would stand our own families on.

If the backyard is part of a bigger plan, we fold it into the same scope as the kitchen or the whole-home remodel, one contract, one schedule, one contractor responsible for all of it.

FAQ

Folsom Project Questions

Do you build patio covers and pergolas to permit in Folsom?

Yes, every time the structure requires one. Footings, spans and attachments are engineered and inspected. An unpermitted shade structure becomes your problem at resale, so we do it right the first time.

My Empire Ranch home still has the original roof. Replace or repair?

If it is the original composition roof from the 1990s, it is at or past its design life. We will tell you honestly whether a repair buys you real time or just delays the inevitable, and price both so you can decide.

Can you remodel a bathroom in an older home near the Historic District?

Yes. Older Folsom structures get a slower, more careful approach: we verify framing and plumbing condition before demo and keep the scope flexible enough to handle what a 100-year-old wall reveals.

How do Folsom permits work for a kitchen remodel?

The City of Folsom reviews plans for structural changes, electrical and plumbing. We produce the drawings, pull the permit and handle every inspection visit ourselves.

Is Folsom inside your normal service area?

Yes, right at the edge of it, about 30 miles from our Lodi shop. We take Folsom jobs deliberately and staff them for full days on site, so the distance never touches your schedule.

Do you help with material selections?

We do. Adam will walk you through cabinet, counter, decking and roofing options at real price points, and we order everything early enough that lead times do not stall the build.

What decking material holds up best in Folsom heat?

Composite has won us over for full-sun Folsom exposures: no annual refinishing, no splintering at year five. We still build redwood when clients prefer it and explain the maintenance tradeoff honestly before you choose.

Do you take on projects in brand-new Folsom Ranch homes?

Yes. Warranty rules mean we coordinate carefully with what the builder still covers, and we put that boundary in writing. Backyards, garages and interior finish upgrades are the usual first projects.
