Inside an ADC patio build. A patio is two projects in one: the surface you stand on and, if it is covered, a structure attached to your house. Both have failure modes. A slab poured thin, without proper base or control joints, or pitched back toward the house will crack and pond water against your foundation. An attached patio cover is a structural addition that needs footings, a ledger flashed and lagged into real framing, and a permit. We build both parts to last, because a patio that traps water at the foundation is worse than no patio.

The work runs in order: assess drainage and slope so water moves away from the house, excavate and compact a proper base, form and pour with control joints (or set pavers on a correct bedding), then, for covers, dig and pour post footings, attach a properly flashed ledger, frame the cover to wind load, and pass inspection. We grade for drainage first because everything else is wasted if the water has nowhere to go.

In the Central Valley the patio is a real living space for most of the year, and the heat drives the design. We orient covers and choose materials for the long, hot Lodi-to-Sacramento summers, detail concrete pours for early-morning placement so it does not cure too fast and craze, and build attached covers so the roof tie-in does not become a leak the first winter. Because ADC holds a General B license, the slab, the structure, and any added electrical for fans or lighting are handled under one accountable contract.

On cost: a patio quote is driven by size, surface choice, drainage work, and whether it is covered. An open broom-finish slab is one number; stamped or paver surface, an attached engineered cover, drainage correction, and lighting is another.
